At Campus + Main, Gustavo's responsibilities include acquisition strategy, arranging financing, design consulting and investor relations. In addition to working with Campus + Main, Mr. Spoliansky is a seasoned commercial real estate investor.
Mr. Spoliansky became a licensed real estate broker while attending college at University of California, Los Angeles. At the age of 21, Mr. Spoliansky obtained his Series 7 license and joined M.L. Stern and Company, a Beverly Hills‐based financial securities company. By the age of 24, he had become one of the firm’s most skilled and influential brokers.
Mr. Spoliansky’s success at M.L. Stern caught the attention of Shearson Lehman Brothers who appointed him as Vice President of its San Francisco office. In 1993, after being heavily recruited, Mr. Spoliansky joined Oppenheimer and Company as Vice President of Investments.
After 10 years in the financial securities industry, Mr. Spoliansky identified a unique real estate opportunity resulting from a market anomaly created by the savings and loan crisis of the late 80’s and early 90’s. Mr. Spoliansky began to acquire large apartment buildings from financially distressed sellers at opportunistic values. Two years into his endeavors, he had acquired a portfolio that included over 1,100 apartment units.
As the real estate market increased in efficiency, Mr. Spoliansky adjusted his objectives to find value‐add opportunities by diversifying asset types to include mixed‐use, commercial and industrial properties. In the mid-2000's Mr. Spoliansky believed the macroeconomic conditions were unsustainable and sold nearly his entire portfolio.
In recent years Mr. Spoliansky has been acquiring properties at trustee sales, purchasing notes and deploying capital through structured finance in the real estate space. In 2016 he partnered with Trevor Nelson in the creation of Campus + Main as an operational partner and lead investor.
